Why maintenance matters more in Tulsa
Tulsa water carries enough dissolved mineral that sediment collects in the bottom of a tank heater within a couple of years. That layer insulates the water from the burner, so the heater runs longer, wastes gas, pops and rumbles, and eventually overheats the tank bottom. Flushing the tank clears it. Done every year or two, it is one of the cheapest things you can do for a water heater.
The anode rod is the other piece people never think about. It is a sacrificial metal rod inside the tank that corrodes so the tank does not. Once it is used up, the tank starts rusting from the inside. Replacing the anode every few years is the closest thing there is to making a tank heater last twenty years.
What a maintenance visit includes
For a tank heater: drain and flush the sediment, inspect or replace the anode rod, test the temperature and pressure relief valve, check the venting and gas connection or electrical connections, and look at the expansion tank. For a tankless unit: a full descaling flush through the isolation valves, cleaning the inlet filter, checking the venting and condensate line, and reviewing any stored error codes.
We will also tell you when maintenance is not worth it. A badly neglected, heavily corroded tank can start leaking after a flush disturbs the sediment holding it together. In that case we will say so before we start rather than hand you a surprise.
When to call
- The heater has never been flushed, or it has been more than two years
- Popping, rumbling, or bubbling sounds
- Hot water recovery is slower than it used to be
- A tankless unit is due for descaling or shows a maintenance code
How we approach it
- Review the equipment type, age, and service history
- Flush or descale, inspect the anode, and test the safety valve
- Check venting, connections, and the expansion tank
- Report what we found and when to service it next
A practical recommendation
Popping and bubbling from a tank are almost always sediment, not a dangerous condition. Our guide explains exactly what you are hearing and what to do about it.
Common questions
- How often should I flush my water heater?
- Every one to two years in Tulsa. Annually if you notice noise or slower recovery.
- How do I know if my anode rod is used up?
- You cannot tell from outside. We pull it and look. On a heater more than five years old that has never been checked, it is usually time.
